Buying land safely: five checks before you pay
Land is one of the most popular investments in Kenya, and one of the most targeted by fraud. Make these checks before any money changes hands.
Owning land is a lifelong goal for many members. Taking a few careful steps before you pay protects that dream from costly mistakes.
1. Conduct an official search
Confirm who the registered owner is and whether there are any charges or cautions on the title.
2. Visit the land
Walk the boundaries, speak to neighbours and confirm the beacons match the survey map.
3. Check the seller's identity
Make sure the person selling is the registered owner or has proper legal authority to sell.
4. Use an advocate
An independent advocate should draft the sale agreement and handle the transfer.
5. Pay through traceable channels
Avoid cash. Pay through bank or Sacco transfers so there is a clear record. TAI Housing Cooperative Society offers vetted plots for members who want extra peace of mind.
